Update on 8th March 2009 Meetup

We thank you for the tremendous turnout at the last meeting held on Sunday, 8th March 2009. You must agree that this turnout is only possible if notice is properly issued and not that we, the residents at Casa Ria Apartment are not interested to attend; as evidenced by the poor turnout in March last year (due to the fact that only a small selected group of owners were notified).

We even had the pleasure of the attendance of an elected Council Member, Puan Shariffah Azlina Syed Hussain, who by being present and making her available to us the residents; helped clear the air of animosity between the council members, the chairman and the residents. This meeting has also brought about an invitation to:

at the Multi-Purpose Hall, Tower Block, Casaria Apartment.

(Have you received this notice in your mailbox? If you have not received such a notice and had only learnt of it through a fellow resident or read about it here, kindly highlight this to PPCR.)

Puan Shariffah had updated us that of the initial six (6) Council Members elected last March, three (3) had since resigned, leaving three council members who by virtue of their numbers and inexperience, unable to cope and affectively manage the complex. Furthermore, (#1) we learnt that the Chairman, Mr Pang had since sold his apartment unit and is no longer residing at Casa Ria even.

Even more disturbing news is that (#2) PPCR had inherited a highly unsatisfactory state of accounts from the developer, Syarikat Maluri Sdn. Bhd. The developer had failed to collect an amount of maintenance and sinking fund fees amounting to RM1million over the years from the long line of unit owners. (#3) How they had allowed this accumulation without taking the necessary steps to curtail this, is mind bloggling! Is there foul play at hand?

(#4) This issue needs to be addressed to by the residents for past non-payments, current and future payments of the said maintenance and sinking fund fees. Payment of the said maintenance and sinking fund fees is MANDATORY once you put your signature to the S&P agreement.

(#5) And having collected the monthly maintenance and sinking fund fees, how to ensure that the monies are spent to ensure that the various services required at the apartment complex meets satisfactory levels in relation to monies collected.

(#6) In order to ensure that matters arising and pertaining to the maintenance of the apartment complex, a strong and pro-active team of committee members (council members) headed by a responsible, dedicated and accessible chair person is ARDENTLY SOUGHT for.

Therefore, fellow residents, your continued support and attendance at the various meetings are crucial and absolutely required to achieve our aim ~ towards a pro-active and effective council committee!

It was truly a good mtg with a MC turning to clarify some doubts.

I too have been living in CasaRia for almost 10years and have see changes done by Syt Maluri and now the new Management Committee.

During SM time, there was hardly any meeting or AGM but now with the voice from the Residence Community and the new MC, things would look better.

I understand that HBA, the Housing Buyer Association, stated that there must be owners present to be eligible for voting during a residence meeting. Otherwise proxy. The others like tenants can voice out but not allowed to vote.

What I am trying to voice out is that if there is a formation of a new committee or adding more to the existing MC, there shud NOT be a chairman. Let all the committee be a chairman.
Let not be a bureaucracy but a majority voting system within a committee.

Lastly, I hopw we can see how or what have been done to recover those outstanding owning to Casaria resident from SY. Shudn't there be a detail audit on these accounts.

I hope that given time, the MC who have alots in hand have to come out with something concrete to satisfy the residence patience that they are doing it right away.
